A renter-majority beach town
Why the rekey is the local job
Of the roughly ten thousand housing units in Imperial Beach, close to seven in ten are occupied by renters rather than owners.
That is an unusual ratio even by coastal California standards, and it changes the shape of the work. A city where most doors change hands regularly is a city where the honest answer to "how many keys open this" is almost always "nobody knows". Previous tenants, their friends, a letting agent, a maintenance contractor, and whoever cut a copy at a hardware counter three years ago.
Rekeying is the answer and it is deliberately simple: the locks you already have stay on the door, we re-pin the cylinders to a fresh key, and every older copy stops working the moment we finish. For a landlord it is the cheapest routine thing that actually protects a tenant, and for a tenant moving in it is the one job worth pushing for.
The military layer matters too. Naval Outlying Landing Field Imperial Beach and the Silver Strand Training Complex are here, and a substantial number of local households move on orders rather than on a lease cycle. Same principle, more often.
Salt, sand and a small grid

Imperial Beach is compact, low and about as exposed to the ocean as a town can be.
Palm Avenue is the main commercial road running inland toward Interstate 5, and Seacoast Drive runs along the front. North of town the Silver Strand carries State Route 75 up the seven-mile isthmus to Coronado — which is the other way we reach you, and sometimes the better one. South is the Tijuana River estuary, the largest salt marsh in Southern California, with Border Field State Park beyond it at the very bottom of the coast.
At twenty feet above sea level with the ocean on one side and a tidal marsh on the other, this is about as corrosive an environment as San Diego County offers. Exterior cylinders take in salt air, springs lose their snap, strike plates and hinge screws rust into their holes, and gate and shed padlocks give up entirely. A key that has started needing a wiggle is the early warning, and servicing it then usually saves the lock.
The town is small enough that a cross street tells us everything. The pier is the obvious landmark; beyond that, tell us whether you are beach side or inland of Palm, and where a van can stop — the streets near the sand fill up in summer like everywhere else on this coast.

Imperial Beach questions
I have just signed a lease here. Should I ask for a rekey?
Yes, and it is a reasonable thing to ask. With most of the housing in Imperial Beach rented, doors here turn over often and nobody keeps a register of keys.
Rekeying keeps the landlord's hardware, costs far less than replacing it, and means the keys you were handed are the only ones that work.
I am a landlord with several units. Can this be made simpler?
Yes. A properly planned master key system gives you one key that opens the units you manage and gives each tenant a key that opens only their own door.
Planned is the important word — units keyed alike by accident mean one tenant's key opens a neighbour's door, which is the opposite of the point.

You are at twenty feet above sea level with the ocean on one side and a tidal marsh on the other. It is about as hard an environment on hardware as the county has.
For locks, the answer is servicing the cylinder before it seizes and using a proper lock lubricant rather than household oil, which holds salt and grit against the parts.
Do you come down the Strand or through Chula Vista?
Both are real routes and which one is quicker genuinely changes with the hour. State Route 75 down the Strand from Coronado is one; the 5 and Palm Avenue is the other.

Can you get onto the naval landing field?
No. Military installations control their own gates and access runs through the base and a sponsor, not through a locksmith arriving at the gate.

Are you open late? I finish work at midnight.
