The grid
Give us the two street names and we know the block
The east–west streets are named after gemstones. The north–south streets run alphabetically after nineteenth-century federal officials.
Going inland from the sand you cross Agate, Turquoise, Sapphire, Tourmaline, Opal, Beryl, Chalcedony, Diamond, Emerald, Felspar, Garnet and Hornblend. Running the other way, in alphabetical order as you move away from the ocean, are Bayard, Cass, Dawes, Everts, Fanuel, Gresham, Haines, Ingraham, Jewell, Kendall, Lamont, Morrell, Noyes, Olney, Pendleton, Quincy and Randall.
Tell us a gemstone and an official and we know the block before you have finished the sentence. That matters more than it sounds, because PB is dense, the buildings are close together and half the addresses are units behind other units.
The main roads are Mission Boulevard along the sand, Garnet Avenue running inland as the commercial spine, Grand Avenue beside it, and Ingraham Street heading south over the bay. Interstate 5 closes the eastern edge. Crown Point and Sail Bay face Mission Bay rather than the ocean and are noticeably quieter; North Pacific Beach runs up toward Tourmaline Surfing Park and the La Jolla line; the boardwalk itself, Ocean Front Walk, runs a little over three miles down the coast.
Who holds a key
The most churned housing stock in the city
Beach cottages, duplexes, small apartment buildings and a lot of short stays — all with keys in circulation.
PB's housing runs from 1940s and 1950s beach cottages through duplexes and small-lot conversions to apartment blocks and a layer of expensive coastal rebuilds. What almost all of it shares is turnover. Long-term tenants move on a yearly cycle, rooms sublet, and a share of the stock operates as short-term rentals under the City of San Diego's Short-Term Residential Occupancy licence scheme — a tiered system, with whole-home licences outside Mission Beach capped at around one per cent of the city's housing units.
Whatever the arrangement, the lock question is the same. Every changeover is a point at which the number of working keys becomes a guess, and lockboxes on a fence make that guess worse. Rekeying re-pins the cylinder you already have to a fresh key, which retires every older copy at once. For a property that changes hands regularly it is the only way to keep the count honest.
Then there is the sand and the salt, which take a toll on anything within a few blocks of the boardwalk — screen doors, gate padlocks, garage side doors, and the cylinder in the front door. And the classic PB call: keys that went into the sand, or into the surf with a fob in the pocket. If a fob has been in salt water, get the battery out immediately, press nothing, and let it dry properly. Salt is far less forgiving than fresh water. If it does not come back we program a replacement at the car.

I run a rental here. How often should the locks be rekeyed?
Every time the set of people holding keys changes in a way you cannot fully account for. For a long-term tenancy that is at each handover; for shorter stays it depends on how keys are handed over and returned.
Rekeying is deliberately cheap relative to replacing hardware, precisely so it can be done routinely rather than only after something goes wrong.
My key fob went in the ocean. Is it dead?
Not necessarily, and what you do in the first minute matters most. Get the battery out immediately, do not press any buttons, and let the whole thing dry properly rather than quickly.
Salt water is far harsher than fresh. If it does not recover we supply and program a replacement at the vehicle — bring the registration and photo ID.
Everything in my flat is behind a shared street door. Can you help?
We can work on your own door, your storage and your mailbox. A shared street door, lobby or garage is the building's access control and needs the owner or manager, not one resident.
Tell us the building layout when you call so we turn up able to actually reach your door.
The lock on my beach cottage is gritty and slow.
A few blocks from the boardwalk that is sand and salt inside the cylinder, not a broken mechanism. It is the single most common residential complaint we get from PB.
Cleaning and servicing with a proper lock lubricant generally restores it. Do not use household oil — it holds grit and makes the next failure worse.
Parking is impossible on my street. Does that matter?
Honestly, yes — it is often the slowest part of a PB job. The blocks off Mission Boulevard fill completely in summer and at weekends.

Are you around late? PB does not go to bed early.
